APPLICATION PROCESS REQUIREMENTS
1. Income requirement is three (3) times the monthly rent amount
Enter gross income (before any deductions)
Double check the income to ensure accuracy before processing
2. Proof of income: Current Paystub
If self-employed, supporting tax documents reviewed by Regional is required.
3. Proof Eligibility:
Social Security Number, if none then Visa* with Work Permit or Student ID #
* Visa must be valid entire lease term
4. Completed and Signed Application
5. Two payments needed via credit card, debit card or cashier’s checks:
• One for application fee
• One for application deposit and reservation fees
ALL applicants must have ALL documentation and signed application submitted within 48 hrs. for processing. If you fail to sign the lease after approval, we will retain the application deposit as liquidated damages.
You have 24 hrs. to withdraw your application after approval and your application deposit will be refunded within 30 days of withdrawal. If your application is denied by the landlord, your application deposit is automatically refunded. *(Please Note: All application fees and reservation fess are non-refundable)
APPLICATION CRITERIA & GENERAL OCCUPANCY STANDARDS
It has been and will continue to be the policy of the owners of this community, to provide equal housing opportunities for all people, regardless of Race, Color, Religion, Sex, National Origin, Disability or Familial Status, or like classification protected by law.
All applications for residency are reviewed according to the criteria listed below. If the following criteria is not met, applicant could be required to pay additional deposits or denied.
Future Residents credit must be in good standings of at least 650. Excessive late payments, collections, judgments, foreclosures, and bankruptcies may subject applicant to denial or additional deposits. Tax liens and evictions are an automatic denial.

Efficiency 2 persons
One Bedroom 2 persons
One bedroom/ Den 4 persons
Two Bedroom 4 persons
Three Bedroom 6 persons
Four Bedroom 8 persons
FEES AND DEPOSITS
Non-refundable Application Fee: $0 per legal adult that will reside in apartment or guaranty the lease
Application Deposit: From $900
Non-refundable Reservation Fee: $0
Pet Fee: $300 (per pet) which is non-refundable and an additional
Pet Rent: $20 a month (per pet).
(Pet weight limit is 20 lbs)
Our community policy is to report all non compliances with the terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau(s).
The application deposit is not a security deposit. However, it will be credited toward the required security deposit when the Lease Contract has been signed by all parties; OR it will be refunded if you are not approved; OR it will retained by us as liquidated damages if you fail to sign the lease or attempt to withdraw your application.
